Masonry Beaming and Crack Repairs in Bournemouth

In July 2024, our expert team was called to assess a large house in Bournemouth, where recent underpinning works had been completed due to significant subsidence. The left side of the building exhibited large vertical shearing cracks, a clear sign of the structural movement that had occurred. While the underpinning had stabilised the property, these cracks, if left untreated, posed a serious threat to the building’s structural integrity and overall aesthetic.

The Need for Masonry Beaming

Upon confirming that the building’s movement had stopped, it became apparent that addressing the existing cracks was crucial. Untreated cracks can weaken the structural integrity of any building and, in this case, mar the beauty of this otherwise stunning property in Bournemouth. Our team was tasked with finding a permanent solution to prevent the cracks from reopening or causing further damage in the future.

Why Masonry Beaming Was the best Solution

After a detailed assessment, we determined that masonry beaming was the ideal solution for this situation. Masonry beaming is a specialised technique designed to reinforce cracked walls, ensuring they remain secure even if the building experiences minor movements in the future. By tying together the cracked sections, masonry beaming provides a robust and long-lasting repair, making it perfect for properties that have undergone underpinning.

The Masonry Beaming Process

For this project, our approach was precise and methodical. Each beam was carefully marked and cut to fit the specific needs of the structure, with lengths ranging from 3 to 6 metres. Given the number and severity of the cracks, we opted to double up on all beams for enhanced reinforcement.

The installation process began by raking out the brick joints to a depth of 50mm, ensuring they were cleaned and ready to receive the beams. A continuous bead of high-strength resin was applied along the entire length of the joint, followed by the placement of the beam. This was immediately followed by a second bead of resin and the installation of a second beam to reinforce the first.

Successful Crack Repair

In total, approximately 150 metres of reinforcing bar was installed, using 60-70 tubes of resin. This extensive application underscores the scale of the crack repairs needed to restore the building’s integrity. Thanks to our expert use of masonry beaming, the property in Bournemouth is now structurally sound, with a seamless appearance that preserves its aesthetic charm.
