Historic Subsidence Repair near Lulworth Cove
In January 2025, our team undertook a specialised Helifix project on a semi-detached ex-council house located near the stunning Lulworth Cove. The property had previously experienced subsidence, which was confirmed by a professional surveyor to have stabilised. To ensure the long-term stability of the property, the surveyor recommended installing a Helibeam around the entire exterior at ground level. This additional reinforcement would not only address the current damage but also mitigate the risk of further issues arising from any future ground movement.
Helibeam Installation Process
Fitting a Helibeam involves meticulous preparation and skilled execution. The process begins with cutting two bed joints to a minimum depth of 50mm around the full exterior of the property. This allows us to install two helical bars using a specially formulated cementitious grout. Each bar measures an impressive 7 meters in length and required a 500mm overlap to ensure structural integrity. Due to the size of the bars and the quick setting time of the grout, at least two operatives are necessary to manage the installation efficiently.
The Helibeam system is a proven method for enhancing structural stability, particularly in properties affected by subsidence or ground movement. By reinforcing the foundation in this way, the house near Lulworth Cove was equipped to better withstand any future challenges.
Crack Stitching for Structural Repairs
In addition to the Helibeam installation, we addressed approximately 13 cracks throughout the property’s exterior using 1-meter crack stitching bars. While less labor-intensive than installing the beam, crack stitching demands a trained eye and a methodical approach. The bars are inserted at a minimum depth of 30mm, spaced appropriately based on the width and severity of each crack. Correct spacing and alignment are critical to ensure the effectiveness of this repair technique. Each bar was secured with the same high-performance grout used for the Helibeam, ensuring a seamless and durable repair.
Project Completion and Results
This comprehensive project near Lulworth Cove took two of our skilled operatives three days to complete. In total, approximately 80 meters of helical bar were used to reinforce and repair the property. The work was carried out to the highest standards and comes with a 10-year insurance-backed guarantee through Helifix, providing the homeowner with peace of mind.
