How We Protected a Luxury Coastal Conversion from K-Rend Failure: A Wall Tie Success Story in Milford on Sea
Late 2023/Early 2024, we had the privilege of being involved in a significant project in the picturesque coastal village of Milford on Sea. The task at hand was to convert a grand seaside house into multiple luxurious flats, each designed to offer modern amenities and stunning views. As part of the renovation, the customer opted to completely modernise the external façade of the building, opting for a K-Render finish to enhance the aesthetic appeal and ensure durability against the elements.
However, before the K-Rend application could proceed, it was crucial to address an underlying issue that posed a significant threat to the long-term integrity of the render: wall tie failure.
Identifying the Problem: Wall Tie Failure in Coastal Buildings
The brickwork of the original building, along with its numerous extensions, exhibited clear signs of wall tie failure. This was evidenced by horizontal and step cracking throughout the structure. Given Milford on Sea’s proximity to the coast, the building was subjected to harsh marine conditions, which exacerbated the wear on the wall ties. Without proper intervention, the new K-Render would have inevitably cracked within 1-2 years, leading to costly repairs and compromising the building’s structural integrity.
To confirm the extent of the issue, our dorset wall tie surveyor conducted a thorough assessment. The survey confirmed that the failures were due to the age of the building and its exposure to coastal conditions, necessitating immediate action.
Our Solution: Resin-Resin Wall Tie Installation
To address the wall tie failure, our skilled team installed a resin-resin tie system across all elevations of the building. This method not only provides superior strength but also offers enhanced protection against the corrosive effects of the seaside environment. All existing wall ties were either isolated in place or removed at the cavity to prevent any further issues as per BRE Digest 401
Given that the building was going to be rendered, making good was not necessary after the installation. The entire wall tie replacement process was efficiently completed by our team of two installers in just six days, ensuring minimal disruption to the ongoing renovation project.
Ensuring Long-Term Success
By addressing the wall tie failure before the K-Render application, we were able to prevent potential future damage, safeguarding the investment in the luxury flats. The result is a structurally sound and visually appealing façade that will stand the test of time, even in the challenging coastal environment of Milford on Sea.
