Addressing Critical Structural Issues
The homeowner reported significant bulging in the first-floor elevation, along with multiple shearing cracks and a dropped arch. Following an assessment by our Master Wall Ties surveyor, it was determined that the wall ties on this elevation had experienced a ‘total failure,’ as outlined in Table 2 of the BRE Digest 401. This failure was the cause of the alarming bulging and the extensive cracks due to excessive structural movement, as well as the dropped arch resulting from lateral stress.
Our Comprehensive Wall Tie Replacement Solution
To ensure the long-term stability of the structure, our solution involved a complete wall tie replacement. We implemented the following measures:
- Resin-Fixed Ties: Installed throughout the entire elevation to prevent further movement and isolate all existing wall ties.
- Crack Stitch Repairs: Reinforced five significant shearing cracks using one-meter-long resin-fixed helical bars for effective stabilisation.
- Arch Reinforcement: Installed five 500mm-long helical ties vertically through the masonry beneath the arch, secured with resin, and two two-meter-long resin-fixed helical bars above the arch to alleviate the load of the stone sill above.
