Detailed Inspection and Findings
Upon inspection, it was clear that the bowing issue was linked to an inadequate number of wall ties within the cavity. Specifically, the last row of ties was placed 10 courses from the top, precisely where the bowing began. To accurately diagnose the problem, we removed a brick to examine the cavity and consulted with a structural engineer to ensure a thorough assessment.
Solutions Implemented for Wall Tie Replacement
First Wall:
Upon identifying the inadequacy of the wall ties, we took immediate action to rectify the situation. For the initial affected wall, we installed 200mm resin fix wall ties at a spacing of 900x450mm. Resin fix wall ties are known for their durability and strength, making them ideal for stabilising walls under pressure. The chosen spacing ensures optimal load distribution and integration with the existing structure.
Given the severe bowing at the top of the wall, we used 225mm resin fix wall ties for the bowed section. These ties were installed at a more concentrated spacing of 450x225mm to provide enhanced support. The increased length and closer spacing of these ties are designed to handle higher lateral forces and mitigate the risk of further bowing. This solution effectively reinforced the wall, addressing the immediate structural concerns and preventing future issues.
Second Wall:
The second wall presented a more complex challenge due to softer mortar and more pronounced bowing. Simple wall tie replacement would not be sufficient to address these severe conditions. Therefore, we implemented a multi-layer approach to ensure a robust and lasting repair.
First, we removed the damaged section of the wall, including the top 10 courses, which were the most affected by the bowing. To rebuild this section, we installed resin ‘rebuild ties’ at a spacing of 600x450mm. These ties are specifically designed to provide additional support during the rebuilding process and align with the latest building regulations. The rebuild ties offer enhanced stability and integrate seamlessly with the new wall sections.
Once the top 10 courses were rebuilt with the resin ‘rebuild ties,’ we proceeded with reinforcing the remainder of the wall. We used resin remedial wall ties installed at a spacing of 900x450mm, consistent with the spacing used in the first wall. This approach ensures that the entire wall is uniformly supported, effectively addressing the structural weaknesses and preventing future issues.
